Where the money actually goes
- Subfloor prep — leveling, patching, or replacing a damaged subfloor is the most common surprise, and it is labour, not material.
- Material grade — the same species or tile spans a wide range by thickness, wear layer, and finish.
- Tile size and pattern — large-format, herringbone, or a lot of cuts costs more labour than a straight lay.
- Removal and disposal of the old flooring, especially glued-down tile or multiple layers.
- Transitions, stairs, and trim — the fiddly edges that a per-square-foot number can understate.
FAQ
Why is tile more expensive to install than laminate?
Tile is labour-intensive: the subfloor needs to be flat and often needs an uncoupling or backer layer, then each piece is set, spaced, and grouted. Large-format tile and intricate patterns add even more labour.
Do I need underlayment or a moisture barrier?
Usually yes — most floating floors need an underlayment, and below-grade or concrete installs often need a moisture barrier. It is a small line that protects the whole floor, so it is worth confirming it is in the quote.
Is it cheaper to supply my own material?
Sometimes, but installers often get trade pricing and will only warranty material they supply. Get both an installed-price and a labour-only quote and compare the total, including any waste and transition pieces.
