Roof repair or replacement in Ontario: cost and when to do it

A roof rarely fails all at once — it tells you first. Knowing whether you’re looking at a repair or a full replacement (and what each costs) saves you from both over-spending and a leak you should have caught.

Repair or replace?

• Repair: a few damaged or missing shingles, a single flashing leak, localized wear — and the rest of the roof has years left.
• Replace: widespread curling or granule loss, multiple layers, a sagging or soft deck, or a roof past ~20–25 years.
• When in doubt, an inspection settles it — patching a roof that’s at end of life just delays the real cost.
